Teleport to the property and walk through it. Take your time — every home sits on a real street with real neighbors.

Pay the rental box at the property to reserve it, then open a ticket in Discord so Management can add you to the resident group and get you settled.

For residents
Resident Information
Everything a resident needs in one place. Each topic below opens when you select it.
Rent, renewals & grace periods
Magnolia Hills generally maintains a no-refund rental policy. Exceptions may be made at the discretion of Ownership under extraordinary circumstances.
Rental payments
Residents are responsible for paying their rental tier on time. When circumstances prevent timely payment, residents should contact Management before the rental expires. Extensions may be granted at Management’s discretion.
Failure to pay after the applicable grace period may result in:
- Removal from resident groups
- Reclamation of the property
- Return of resident objects
- Release of the residence to another renter
Magnolia Hills is not responsible for inventory issues resulting from objects returned because of an expired rental.
Abandoned property
A property may be considered abandoned when a resident removes their belongings and leaves the residence visibly vacant without communicating with Management. Residents planning to temporarily clear their property should notify Management to prevent misunderstandings.
Evictions
Magnolia Hills Management reserves the right to terminate residency when serious or repeated violations of the Community Covenant occur.
Prim allowances & decorating
Homes & exterior appearance
Magnolia Hills maintains a coordinated Southern residential aesthetic. Residents may decorate the interior of their homes freely within community guidelines. Exterior modifications may require Management approval.
Management reserves the right to request the removal or modification of exterior colors, textures, landscaping, structures, decorations, signs and objects that significantly conflict with the surrounding neighborhood.
Townhomes, residential homes and commercial structures may not be exchanged or replaced without Management authorization.
Landscaping
Landscaping should remain realistic and complement the Magnolia Hills environment. Please avoid landscaping that dramatically conflicts with the surrounding neighborhood or interferes with roads, sidewalks, neighboring parcels or community infrastructure.
Resident-added landscaping counts toward the resident’s prim allowance unless otherwise stated.
Community group & Discord
Two places to be, and both matter. The Magnolia Hills Discord is where announcements go up, where office hours are posted daily, and where you open a ticket if you need Management.
In world, join the community group [ADD IN-WORLD GROUP NAME] so you receive group notices and can reach your neighbours.

Rental Policies & Covenant
The residential covenant keeps Magnolia Hills feeling like Magnolia Hills. Please read it before renting.
All Community RulesHomes & rentals
Tenants are responsible for keeping their rental reasonably maintained. Residents may decorate their homes according to their personal style, provided objects do not extend significantly onto neighboring parcels, block roads or sidewalks, interfere with another tenant’s home, create excessive scripts or region performance problems, produce disruptive particles, sounds, lights, or animations, or violate Second Life policies. Management reserves the right to request removal of objects causing significant performance or community issues.
Rent
Rent must be paid according to the rental system and rental period selected by the tenant. Residents are responsible for monitoring their own rental expiration. If rent expires, Magnolia Hills management may reclaim the property. Extensions, grace periods, refunds, or credits are not guaranteed unless management has established a separate written rental policy.
Abandoned rentals
When a rental expires or is abandoned, management may return objects remaining on the property. Magnolia Hills is not responsible for maintaining or storing abandoned resident objects. Please remove personal items before ending your tenancy whenever possible.
Tenant guests
Residents may invite guests to their homes. However, tenants are responsible for ensuring their guests understand and respect Magnolia Hills rules. Repeated problems involving a tenant’s guests may affect the tenant’s residency. Management may remove or ban a guest even when that person was invited by a resident.
Private property & privacy
A rented residence is considered the tenant’s private RP space. Do not enter someone’s home simply because the door is unlocked, cam into private homes, use someone’s furniture without permission, leave objects on another resident’s property, or intentionally disturb residents inside their homes. An unlocked door is not automatically IC permission to enter.
Refunds
Unless otherwise stated in an official Magnolia Hills rental policy, rent is considered payment for access to the property during the purchased rental period. Eviction resulting from violation of Magnolia Hills rules does not automatically entitle the tenant to a refund.
