Rental Policies & Covenant

The residential covenant keeps Magnolia Hills feeling like Magnolia Hills. Please read it before renting.

All Community Rules
Homes & rentals

Tenants are responsible for keeping their rental reasonably maintained. Residents may decorate their homes according to their personal style, provided objects do not extend significantly onto neighboring parcels, block roads or sidewalks, interfere with another tenant’s home, create excessive scripts or region performance problems, produce disruptive particles, sounds, lights, or animations, or violate Second Life policies. Management reserves the right to request removal of objects causing significant performance or community issues.

Rent

Rent must be paid according to the rental system and rental period selected by the tenant. Residents are responsible for monitoring their own rental expiration. If rent expires, Magnolia Hills management may reclaim the property. Extensions, grace periods, refunds, or credits are not guaranteed unless management has established a separate written rental policy.

Abandoned rentals

When a rental expires or is abandoned, management may return objects remaining on the property. Magnolia Hills is not responsible for maintaining or storing abandoned resident objects. Please remove personal items before ending your tenancy whenever possible.

Tenant guests

Residents may invite guests to their homes. However, tenants are responsible for ensuring their guests understand and respect Magnolia Hills rules. Repeated problems involving a tenant’s guests may affect the tenant’s residency. Management may remove or ban a guest even when that person was invited by a resident.

Private property & privacy

A rented residence is considered the tenant’s private RP space. Do not enter someone’s home simply because the door is unlocked, cam into private homes, use someone’s furniture without permission, leave objects on another resident’s property, or intentionally disturb residents inside their homes. An unlocked door is not automatically IC permission to enter.

Refunds

Unless otherwise stated in an official Magnolia Hills rental policy, rent is considered payment for access to the property during the purchased rental period. Eviction resulting from violation of Magnolia Hills rules does not automatically entitle the tenant to a refund.
